Well, I guess the simplest way to put it is that I help people understand what may be possible when it comes to financing a home.

Some people come to me in a great financial position and simply need help choosing the mortgage that fits them best. Others have limited savings, credit challenges, income that does not fit neatly into a box, or a previous lender who told them no.

I believe homeownership is part of the American dream, and that dream does not belong only to people with perfect credit or perfect circumstances. My job is to listen, explain the options in plain language, and help you understand what the next step may be.

Mortgage help close to home

I grew up in the North Carolina foothills, where people treated everyone like family whether they were related or not. That is still how I try to do business today.

Lincolnton is home for Cannon Mortgage Company, and this part of North Carolina is where I want to make the greatest difference.

You do not need to know all the mortgage terminology before reaching out. Here are a few of the questions I hear most often.

No. Your credit is important, but it is only one part of the picture. Different mortgage programs have different requirements, and your income, savings, debts, and the property can all matter. It is worth reviewing the full situation before assuming homeownership is out of reach.

That depends on the mortgage program, the property, and your financial situation. Some programs require less money upfront than people expect. I can help you look at the down payment, closing costs, and the amount you should keep available after closing.

A no from one lender does not always mean there is no possible path forward. Sometimes another mortgage program may fit. Other times, something specific needs attention first. I will explain what I see honestly and help you understand the next practical step.

In many cases, yes. Income that does not fit neatly into a standard paycheck can require additional documentation and a closer review. The important thing is understanding how the income is earned, how it is documented, and which mortgage programs may allow it.

You do not need to gather every financial document before asking a question. It helps to have a general idea of your income, monthly debts, available savings, and the payment that feels manageable. From there, I can tell you what else may be needed.
